Why the three jobs are really one job
A standard Dubai tenancy ends with the flat expected back in the condition it was handed over in. In practice, for most apartments, that means repainted.
Which creates a fixed sequence, whether you plan for it or not:
- The painter cannot start until the flat is empty.
- The flat cannot be emptied until the furniture has somewhere to go.
- The furniture usually cannot go straight to the new place, because the new place is not ready.
So it is not three independent bookings. It is one sequence with a fixed order, and every link has to hold or the whole thing slides.
Where handovers actually go wrong
Not usually in the work itself. In the joins between the three companies:
- The mover arrives before the storage is confirmed. The crew waits, or the load goes somewhere temporary and gets handled an extra time.
- The painter is booked for a day the flat is not yet empty. The painter charges for the wasted visit or drops you to the back of the queue.
- The repaint finishes after the handover inspection date. The landlord holds the deposit and you are negotiating from a weak position.
- Nobody owns the schedule. When it slips, the mover blames the painter, the painter blames the storage company, and you are the only person who can see the whole picture — while also moving house.
Every one of those is a coordination failure, not a workmanship failure.
The order that works
- Fix the handover inspection date first. Everything else works backwards from it. Ask the landlord or agent for it in writing.
- Pack and collect at least two or three days before the inspection. Packing, wrapping and furniture disassembly happen here, and everything is photographed and filmed as it goes.
- Paint immediately after the flat is empty. This is the whole reason for the order — an empty flat is painted in one visit instead of two, and you are not paying for a painter to work around a sofa.
- Clean, then inspect. Leave a day between the paint finishing and the inspection.
- Deliver into the new place when it is ready. Collection and return timing is confirmed based on availability.
What the landlord is actually looking at
A Dubai handover inspection is usually quick and focuses on a short list:
- Walls. Marks, scuffs, and the holes left by anything you mounted. Filled and painted, not just filled.
- Air conditioning. Filters and vents. A visibly dirty AC grille is a very common deduction.
- Kitchen and bathrooms. Silicone, grout, limescale, and whether the extractor works.
- Fittings that came with the flat. Curtain rails, light fittings, remote controls, spare keys, access cards, parking fobs. Missing access cards and fobs are charged, and they are the item people most often cannot find.
- Anything you installed. Shelves, mounted TVs, water filters. Generally expected to be removed and made good.
See the full move-out checklist for the order to do these in.
What it costs to have the three arranged together
Three line items, confirmed in writing before anything is booked:
| Property | Packing & transport (one-off) | Storage (monthly) | Painting |
|---|---|---|---|
| Boxes only | AED 850 | AED 500 | — |
| Studio | AED 1,600 | AED 700 | AED 850 |
| 1 bedroom | AED 2,400 | AED 1,200 | AED 1,600 |
| 2 bedroom | AED 3,500 | AED 1,950 | AED 2,200 |
| 3BR / villa | AED 5,000 | AED 2,600 | AED 2,800 |
Book painting together with storage and you save AED 200 on the painting. Return delivery is quoted separately and charged in addition, unless it is included in your agreed package. All prices exclude 5% VAT.
The reason to arrange the three together is not primarily the AED 200. It is that one person owns the sequence, and you have one number to message when something moves.
